The spring market is almost in full swing here in Omaha, so I thought I would take the time today to give you tips on how not to overpay for your home.
There are many real estate websites out there that purport to help you get the most from the market. Zillow, Trulia, and Realtor.com, while helpful in certain aspects, can be very confusing. Their estimations are all over the place, and typically don't put a market value on the home, which is what a buyer is actually willing to pay for a home.
In today's low inventory market, it's very
important not to underbid on a home. If you find a home that has many interested parties, not knowing the market value could cost you when it comes to making an offer. My team uses a pre-offer analysis, in order to get an idea of what homes are selling for, how long the home has been on the market, the seller's motivation, and various other factors that play a role in making a winning offer. There is no real estate website that can do that for you.
