The spring real estate season is in full swing in the Omaha area, and many people are asking me what they can do to get their home ready for the market. 

The first thing that comes to mind is decluttering. Most people have too much stuff in their homes when they're selling. Take a look at a model home - you'll see that the builder has a small amount of furniture and accessories to complement the home, but nothing overwhelming. 

When I list a home, I always offer free staging from a licensed stager. They have a valuable perspective on what your home should look like to attract the most buyers. There is a way your home looks when you're living there, and there is a way your home looks when you are selling; you need to come to terms with the fact that your personal tastes aren't necessarily appealing to a large audience.

Of course, landscaping is critically important when selling, as it is the first thing buyers see when approaching your home. Make sure the lawn is cut, the plants are trimmed, and all debris are cleaned up. Touching up the front door with fresh paint is always a great idea as well.

The real estate market here in Omaha is starting to heat up, so we want to share some tips that may help you avoid big mistakes when making your move. Today, we focus on the benefits of getting your home pre-inspected.

A pre-inspection is going to find out
the information that the buyer will ultimately discover once they have a chance to have an inspection. The biggest benefit of a pre-inspection is the time you'll have to go out, get bids, and make repairs. It will also give you credibility with the buyer, as they will see that you care about your home and that you're proud of it.

Often, if a buyer is looking at two homes, the home that has had a pre-inspection has a bit of an edge over the competition. It's not necessary to get a pre-inspection, but more and more people are starting to do it because of the many benefits associated with it. It's as simple as this: $300-$400 up front could save you thousands by the end of the transaction. It will save you a lot of stress as well!

The spring market is almost in full swing here in Omaha, so I thought I would take the time today to give you tips on how not to overpay for your home.

There are many real estate websites out there that purport to help you get the most from the market. Zillow, Trulia, and Realtor.com, while helpful in certain aspects, can be very confusing. Their estimations are all over the place, and typically don't put a market value on the home, which is what a buyer is actually willing to pay for a home.

In today's low inventory market, it's very
important not to underbid on a home. If you find a home that has many interested parties, not knowing the market value could cost you when it comes to making an offer. My team uses a pre-offer analysis, in order to get an idea of what homes are selling for, how long the home has been on the market, the seller's motivation, and various other factors that play a role in making a winning offer. There is no real estate website that can do that for you.

Right now, we are getting around 98% of list price, which means there's not a lot of room for negotiation if the house is priced correctly. It's not always easy to tell, though, so we're here to help. Our expertise is at your disposal!
