The Most Important Part of Renovating Your Omaha Home

Today, I want to share a video from HGTV to discuss how you can plan ahead when it comes to home renovations. Renovating your home can be an exciting process, but it's important that you don't get ahead of yourself. You can't just go willy-nilly into a major project and expect it to go perfectly. Planning properly for these types of projects can assure a smooth project, and one that may even cost less!

HGTV's Amy Matthews recommend making a very detailed timeline of your project, including potential things that could go awry and making backup plans in order to prevent these things from happening. Putting your plan onto paper is a good way to start this process.

Another major step is choosing a good team of contractors that you can communicate with. If they don't know what you want done, they can't do it.

Just remember, there is no such thing as too much planning! If you plan on renovating your Omaha home, please contact us. We know great contractors and could also give you advice on what projects will bring you the highest return on your investment.

Today, I want to talk to you about the latest technology in real estate.

To say that real estate has gone high-tech is an understatement - there has been a revolution in how real estate is conducted. Today, using video to market your listing is king. People want to learn about financing, home inspections, and the buying and selling process online through video.

If you're working with an agent who doesn't have an updated website and all the tools necessary to give the consumer a pleasant experience, you may be hurting your chances of buying or selling successfully. Facebook is a huge tool used to market real estate because you can target certain areas, and Instagram, Twitter, and LinkedIn are all popular resources that can help you make the most of your real estate experience.

If you have questions about the tools I use to sell homes, or if you need real estate assistance of any kind, give us a call or shoot us a quick email. I would love to hear from you!

Today I'm going to show you some homes that I've managed to sell for people throughout the Omaha metro area.

  • I sold a home on 164th street in Barrington park that had sat on the market for 156 days with another agent. When I took over the sale, I staged it and sold it for 100% of the asking price in four days! I even sold the homeowner's son's home afterwards!
  • Another property was at 120th and Westover Road, and an older woman had recently lost her husband. The home was listed with two different companies, and was on the market over 156 days. I re-positioned the home, staged it, and sold it in 77 days for the asking price.
  • A home at 10123 Edward St sat on the market for 102 days with very few showings and no offers. I did some extra marketing, and I sold the home in 88 days!
  • One home at 164th and Grover had been listed with another company for 205 days, and received no offers. The owners eventually had to buy a new home because of health issues, and in the meantime my team managed to sell it in 53 days at 98% of the asking price.
  • There was a property at 17412 Woolworth Ave that had been on the market for 386 days! We came in and staged it, and marketed it aggressively on the Internet. We managed to sell it in 56 days for 97% of the list price.
If you're having trouble selling your home in Omaha, please don't hesitate to contact me. We can get your home sold!

How Do You Begin the Buying Process?

There are a lot of first-time home buyers out there and I'm very excited to be working with many of them. If you haven't yet begun the process, you may be wondering, "Where do I start?" Today, I'll answer just that.

The best place to start is with a loan officer. Go in and have a lender take a look at your finances so we can get a general picture of what you can afford. After that, we can go over what areas of town you would like to live in, what type of home you want, and other pertinent details. We'll find a handful of homes that meet your particular needs and set up times for you to check them out.

As real estate professionals,
it's our duty to find you a home that suits your needs and to get you the best possible price for it.

If you have any questions about the process, or if you would like our assistance, don't hesitate to give us a call or shoot us a quick email. We would love to give you a hand!

Is Your Home Ready for the Competitive Omaha Market?

The spring real estate season is in full swing in the Omaha area, and many people are asking me what they can do to get their home ready for the market.

The first thing that comes to mind is decluttering. Most people have too much stuff in their homes when they're selling. Take a look at a model home - you'll see that the builder has a small amount of furniture and accessories to complement the home, but nothing overwhelming.

When I list a home, I always offer free staging from a licensed stager. They have a valuable perspective on what your home should look like to attract the most buyers. There is a way your home looks when you're living there, and there is a way your home looks when you are selling; you need to come to terms with the fact that your personal tastes aren't necessarily appealing to a large audience.

Of course, landscaping is critically important when selling, as it is the first thing buyers see when approaching your home. Make sure the lawn is cut, the plants are trimmed, and all debris are cleaned up. Touching up the front door with fresh paint is always a great idea as well.

If you would like help getting your home ready for the market, or if you need real estate assistance of any kind, reach out to us by phone or email. We would love to be your #1 Omaha real estate resource!

How Can a Pre-Inspection Benefit Your Omaha Home Sale?

The real estate market here in Omaha is starting to heat up, so we want to share some tips that may help you avoid big mistakes when making your move. Today, we focus on the benefits of getting your home pre-inspected.

A pre-inspection is going to find out
the information that the buyer will ultimately discover once they have a chance to have an inspection. The biggest benefit of a pre-inspection is the time you'll have to go out, get bids, and make repairs. It will also give you credibility with the buyer, as they will see that you care about your home and that you're proud of it.

Often, if a buyer is looking at two homes, the home that has had a pre-inspection has a bit of an edge over the competition. It's not necessary to get a pre-inspection, but more and more people are starting to do it because of the many benefits associated with it. It's as simple as this: $300-$400 up front could save you thousands by the end of the transaction. It will save you a lot of stress as well!

If you have any questions about this topic, or if you need real estate assistance of any kind, please give me a call or shoot me a quick email. I would love to help you get more for your home!

How to Avoid Overpaying for Your Next Home

The spring market is almost in full swing here in Omaha, so I thought I would take the time today to give you tips on how not to overpay for your home.

There are many real estate websites out there that purport to help you get the most from the market. Zillow, Trulia, and Realtor.com, while helpful in certain aspects, can be very confusing. Their estimations are all over the place, and typically don't put a market value on the home, which is what a buyer is actually willing to pay for a home.

In today's low inventory market, it's very
important not to underbid on a home. If you find a home that has many interested parties, not knowing the market value could cost you when it comes to making an offer. My team uses a pre-offer analysis, in order to get an idea of what homes are selling for, how long the home has been on the market, the seller's motivation, and various other factors that play a role in making a winning offer. There is no real estate website that can do that for you.

Right now, we are getting around 98% of list price, which means there's not a lot of room for negotiation if the house is priced correctly. It's not always easy to tell, though, so we're here to help. Our expertise is at your disposal!

Give us a call or shoot us a quick email if you want to make the most of this market. We would love to hear from you!
