How we helped Duane with his real estate needs by doing what we say we’ll do
"We worked with Tracy on both the sale and the construction purchase of our new home. Tracy is what you want for a Realtor because he does what he says he’s going to do. He really did a great job of working through any potential discrepancies or misunderstandings between us and the builders. He would step in and help if I was challenging the builder or the building was challenging me on something. He’s honest, forthright, and tells the truth!"

Selling a home is hard work, but an interior designer can make the process a whole lot easier. They serve as an impartial set of eyes who can tell you what they think of your home and what you need to do to get it sold for the best possible price. Decluttering is crucial - you need to make sure your closets and cabinets are organized, because people will look there.
Interior designers also rearrange furniture in rooms to make them look bigger. First impressions are HUGE - the front door should be painted and your landscape should look its best before showing your home to prospective buyers. They will make sure your house is properly lit and will give you advice on how to eliminate pet odors.
These professionals have a wealth of experience when it comes to selling homes. An interior designer will help you determine whether your choice of paint colors is neutral. If not, they will make suggestions so your home appeals to the widest possible audience. They know the secrets to getting the most bang for your buck - whether you should make small upgrades, or spend a little more on bathrooms and the kitchen.
In short, an interior designer will visualize the best possible look for your home. They can provide furniture and accessories to make your home stand out from the rest. In the long run, they will get you more money for your home and get it sold faster.
If you have any questions about what an interior designer can do for you, give us a call or reach out to our friend Marcia Soe at Absolute Design Interiors. She has helped us sell a lot of homes, and you can reach her at (402) 491-0426. We hope to hear from you soon!

How Can Professional Photography Get Your Home Sold?

Today, our friend Craig Fulkerson joins us to explain why professional photography is such an important factor in the sale of your home. He explains that getting the right angle is key - you need to work with the light you're given and use little tricks in order to make a bad room look great.
Having photos that make your home look great is imperative today, as most consumers begin their home search online. If the photos of your home don't grab someone's attention in 5-10 seconds, you're going to lose that buyer. The first showing of your home is online - if the photos are weak, you'll never have a second showing.

Many agents take photos of their listings with a cell phone. The quality of photos on mobile devices has improved, but they can't hold a candle to professional photography. You will get a higher percentage of great photographs when working with a professional. If something in your home looks cool, a professional photographer will make it look cooler. Their job is to present the house in its best possible light. They understand that nothing brings people through the door quicker than great photos. If you don't get high quality photos taken, people won't even give your home a second thought.
Our great photographer, Craig Fulkerson, has more than 30 years of experience. He does commercial, residential, and many other forms of photography. Omaha Real Estate Market Update for Fall 2014

A question we have been getting asked lately, especially by sellers, is "What's going on in the market?" This is a fair question, as sellers want to know how long it's going to take to sell their home.
Right now, we are seeing homes sell pretty quickly. We are in a seller's market, and the average days that a home is on the market is about 40 days. Another trend we have been seeing in home sales is a 98% list-to-sale price, which is the percentage of its original asking price that a home sells for. We have also seen multiple offer situations, which is always good for a seller.
The benefits of this market aren't all being reaped by the sellers. Buyers can take advantage of low interest rates right now. It is important to act soon on these historically low rates, because they are expected to rise by at least 1% over the next year.
If you or somebody you know is looking to buy or sell real estate, or if you just have a question for us, we would be glad to help. Give us a call or send us an email and we can help you out today!
How we helped Brandi sell her home in 2 weeks by always responding in a timely manner
"I had my home previously listed with another agent and then I re-listed with Tracy. He was very compensative on what he thought the house would sell for and what we should ask for it. He was always responsive and my questions were answered within a timely manner. I was very pleased with the service he provided and I even referred him to my brother. I have nothing bad to say about Tracy whatsoever, I would use him again!"
How we helped Dave with his real estate needs with our professionalism
"Tracy has already sold a couple of our homes. In every transaction, he was just very professional, thorough, and always kept us posted on things that were happening. Real estate is in his bloodline since his whole family has done it so he learned from the best."
How we helped Scott sell his home with our trust factor
"The main thing I got out of working with Tracy was the trust factor. He was somebody that I could trust and I knew that he was looking out for me and my family in the selling of our home. He’s down to earth and he really listens to you. He’s going to do what’s best for you and take care of you."
